200 ACRES CLOSE TO BULL SHOALS LAKE
Located 4
miles south of Theodosia (as the crow flies), this level to rolling
land is very close to a paved road but can be accessed only by either
of two easement roads that are guarded by locked gates. This spells
PRIVATE in all caps. The adjoining properties include large private
land holdings, one of which is 1,440 acres of woods with an
out-of-state owner and another which is managed for wildlife habitat
and the production of trophy deer and turkey (hint: they can jump the
fence or fly to your food plots and bedding areas). There are
permanent tree stands on this property, and it has approximately 30
acres of cleared openings with the balance in woods, plus a deep well
and at least 5 ponds. In addition to an older machine shed, there's one
other building, and it's a dandy: an all steel garage/shop on concrete
with poured aprons and doors on either end that looks like the ones at
Camp Pendleton (near Oceanside, California), except this one is even
tougher and rated to withstand 200 mph winds. All the roads in this
area dead-end at the lake, so traffic is minimal. A paved launching
ramp is 2 miles away in case you get tired of eating wild
game and are hungry for some fish. Town is 9 paved road miles
away. If a short list of international Shangri-La type privately owned
properties existed, this place would most likely be on it. The keys to
those two gates could be yours.
$400,000.

122 SECLUDED OZARK
ACRES
This place is a great escape from civilization, even
though it has nearby access to a paved rural highway, electricity on
the property, ponds, food plots, wildlife aplenty, some excellent
building sites and a nice lay to the land. Mostly though, it is mainly
wooded and offers a beautiful serenity not found often in parcels this
size. The property taxes are $77 per year. There are lakes to the south
and west, a floatable river not far away, and lots of national forest
land nearby. Build your getaway place here, or your full
time home, and live happy.

80 ACRES JOINS
NATIONAL FOREST
With private farms on 3 sides of this mostly wooded, partly open land,
and the Mark Twain National Forest as the other neighbor, and a private
road that accesses the property, this would be the perfect place for
you if you're in the Witness Protection Program. The bad guys would
never find you, nor would anyone else unless you wanted them to. Level
to rolling topography, nice timber, a strong wildlife population
(they've been pumping iron), and a short drive to town and the lake
complete the picture here, and a pretty one it is.
$132,000.

WILD AND CHEAP 34 ACRES
Located on the Little
North Fork River arm of Bull Shoals Lake, a little ways north of
Theodosia, this land is all wooded and can be accessed on foot. The
river is on the adjoining government land, and is sometimes, when the
lake is high, right next to this property. The fishing is great here,
and the hunting is nothing short of fantastic. You can park nearby and
take a short hike across Corps of Engineers land to this place. A
road, or at least a good trail, can be developed into this land
according to its owner, but he has never needed one. It's level going
to it, then gets hilly on the 34 acres. The Mark Twain National Forest
is very close by.
PRICE WHACKED
TO $37,500.

WOODED ACRES
Located very near the east
fork of Big Creek and close to the Mark Twain National Forest in
extreme eastern Taney County, this all wooded land fronts a paved road
about 5 miles north of Bull Shoals Lake. The surrounding area is very
thinly populated and loaded with wildlife. Locked gates protect the
entry into this property, which varies from level to hilly and has some
interior roadways to facilitate getting around and through the woods.
Near the middle of the land there's a really neat semi-cleared area
with a couple of buildings that the owners use for a
get-away-from-it-all camping spot, and it is wonderfully secluded.
Shown by appointment.
$35,200.

5.73 ACRES NEAR NATIONAL FOREST
Located
on one of the highest ridges for many miles around it, this wooded
property fronts a county gravel road two miles north of Highway 160,
about halfway between Theodosia and Gainesville. Electric service
is already here, and the cell phone signal in this spot is as good as
it gets. The land lays remarkably level, and the views you could have
from your home or cabin are awesome. Bull Shoals Lake is but a few
minutes away, and you can enjoy lots of wildlife right on your own
place.
$17,900.
